Villa La Francigena is located in the heart of Tuscany, just 6km to the famous medieval town of San Gimignano
Thanks to a skilful and conservative renovation we have given life to this large villa which still preserves the original architectural features, with terracotta floors and exposed wooden beams
The villa lies on the ground floor and boasts large private spaces. Guests find hospitality in four finely decorated bedrooms as well as a comfortable sofa bed (160x190cm) located on the mezzanine. Then there are three bathrooms and a large eat-in kitchen equipped with a dining table and a traditional wood-burning oven, while the living area is furnished with comfortable leather sofas. From here a spiral staircase leads to the laundry room in the basement. The outdoor spaces are always well kept and offer a truly wonderful view of the countryside and vineyards. A large table surrounded by chairs makes the al fresco terrace an even more convivial place, perfect for gathering on summer evenings. The garden of over 1800 sqm surrounds the villa on all sides and it hosts several fruit trees and aromatic plants, such as sage, rosemary and mint. Both the garden and the swimming pool (7x14 mt, depth 1.20 - 2.40 mt) are fenced and for your exclusive use. There are also two built-in barbecues, a ping pong table and ample parking space.

The swimming pool (min. depth 1.20 - max. 2.40 mt) is separated from the villa by a 1mt high fence. The opening is scheduled from 29th April to 30th September 2023 and from 27th April to 28th September 2024. For a correct use, we ask all guests to respect the regulation hanging at poolside. The use of a swimming cap is mandatory, as required by the Regional Law n.54/R/2015
Starting from April 2022, our guests can enjoy a brand new poolside gazebo and a stunning panoramic stilt house which is located in a slightly more private corner of the garden, perfect to relax by reading a book or enjoying an aperitivo at sunset time
Large and semi-covered, it overlooks the vineyards and it is simply perfect for having lunch or dinner all together. Just next to it you will find two brick BBQs
Wake up with the smell of a good coffee, as if you were at home. At your disposal a six-burner hob, dishwasher, moka coffee maker, American coffee machine and one with capsules (Nescafè Dolce Gusto), toaster, blender, electric kettle, oven, microwave and two fridges with freezer. Dish soap and sponges are provided. For using the oven, we provide you well-dried wood and all necessary tools for its correct use
Air conditioning is in the bedrooms only, however, once switched on, the whole villa cools down quite quickly. In summer we also provide a few tower fans. Instead, heating is centralized (GPL)
The entire villa is covered by a free and unlimited 60 mega speed Wi-Fi
At guests' disposal you'll find a washing machine (detergent provided), a dryer, iron and ironing board
Challenge your friends in a match of two or four. In the farmyard of the villa you will find a ping pong table for the entertainment of adults and children
On request we can provide you with two cots, two high chairs and a changing table, but they must be booked in advance. Linen is supplied
We accept up to two dogs (of small size). If there are pets with you please do not let them sleeping on the sofas or beds. The ideal would be using a pet mattress
